Types of Business
Sources for the finance of businesses on occupational leases are very few and very specialised. Many businesses are sold on the basis of a commercial occupational lease. The length of these leases will vary from five years. Shops, hotels and restaurants on leases are an ideal way for people with limited capital to start a business. Refinancing of these businesses is also available.
Length of Lease
To enable us to arrange finance the lease must have a minimum term of five years and be renewable at the end of the term.
Living Accommodation
1. Short leases Whether the property has living accommodation or not we can arrange 60% of the purchase price or value. Higher advances can, of course, be obtained by the provision of additional security.
2. Long leases Whether the property has living accommodation or not we can arrange 70% of the purchase price or value,plus stock. Higher advances can, of course, be obtained by the provision of additional security.
Term
Loans are normally arranged to be repaid over half the term of the lease, to run from the date of take-over.
Interest Rates
Interest rates on leasehold propositions will vary widely depending on the overall strength of the application, from 3.5% over base.
